Appreciate the beaches and parks of Wilmington, without leaving the amenities of the city at The 305! Modern design, with hi-speed internet, The 305 is conveniently located on a paved bicycle path to Wrightsville Beach. Grab one of our body boards or noodles and go!.
Play cornhole on your patio, fire up the grille/smoker, or walk to the coffee shop, casual eats, or groceries .4 mi away. Shop, Dine, or go to the movies just a mile away. The Riverwalk, NC Battleship, and ILM airport are a close drive.

THE SPACE
This 3 bed/2bath hideaway is just what you need to relax. With no stairs to navigate, you can keep cool in the a/c, appreciate the roomy outdoor getaway with friends, or relax on your own patio. Every bedroom has it’s own sliding glass doors. Festival lighting brightens the outdoor space, and the patio heater will warm the coolest evening (Oct-May).

Our Premium Linen Services includes 2bath/2hand/2wash towel sets for every guest. All beds are made up prior to your arrival (sheets/cover/pillows). All linens are laundered every time (including comforters), so rest painless...it's clean.

Our kitchen is cavernous and entirely outfitted with all of the cookware, drinkware, silverware and cutlery you need. Two separate seating areas for dining, help space out your crowd, and all of the appliances are full sized to meet your needs. (Child booster or highchair available in Bedroom 3). Any day is more tasty after you fire up your Oklahoma Joe's Grille Propane/Smoker combo. (Propane included).

The laundry room with full size washer and dryer is just off the main living.

All bedrooms feature memory foam Queen size beds (including the bunk beds), and high-speed wireless internet is throughout the home. The Master Bedroom features additional space, closets, and a bathroom. Bedrooms 2 and 3 share a Jack and Jill bathroom with a full tub/shower combo. The main living area and Bedrooms 1 and 3 have Intelligent TVs with streaming apps, and Bedroom 2 has additional play space and a DVD player/screen for the kids in your group. In addition we have a infant gate, fan, monitor system, and pack-n-play if needed.

There is a dedicated workspace with a desk that will help you get things done while you're visiting Wilmington.

Off street parking space for three cars is on-site, as well as remote visitor parking available close by. (NO street parking).

OUTSIDE
For your outdoor enjoyment, we have some comfortable spaces in the sun on your patio or porch, a propane heater through the cool months, and a grille/smoker combo, cornhole set, and many beach accessories. Check our Guidebook to see some of our great parks and attractions.

ACCESS
Guests have keyless entry to entire home, including yard, patios, and parking. Alarm system in place if you choose to use it. Only locked owner's closets excluded.

OTHER NOTES
Must be 25 years old to book The 305. Booking event must be among the numbered guests for the entire stay.

Smoke complimentary. Pet complimentary. Cleaning charges may exceed $350 for any violations and a negative review. Our family and many of our guests have pet and smoke allergies.

Our guests must be willing to sign (digitally, or hard copy on request) acknowledgment of the Private Neighborhood HOA Requirements and Propane Appliance waiver prior to stay. Below are a few highlights (full documents onsite):

Personal property may not be set in the driveway or in front of the residence, it must be stowed out of sight. **Please keep carport completely clear at all times.**

There is room for 3 cars on the concrete driveway, and additional visitor parking is available at the end of the private street if required. There is no street parking.

Parking any commercial cars, or cars that exceed 1 ton of payload capacity is not allowed on the premises.

No recreational cars are allowed to be parked on neighborhood streets or driveways (ie.: boats, travel trailers, RVs, etc.).

Quiet hours stringently observed at 10 pm.

Trash receptacles must be set at the street on Wednesday evening for Thursday morning retrieval. The trash receptacle must be returned behind the left fence gate by Thursday evening.

Linen services may access outdoor owner's closet during business hours, they will not disturb your stay.

No illegal activity is allowed on the premises and is grounds for immediate removal and cancellation of the remainder of the booking. This property has visible security cameras in the outdoor spaces in the front of the property only.

Of note, this is Coastal NC, and we have "palmetto bugs" which are giant waterbugs that live by the thousands outside. Open doors or windows will allow simple entry to these opportunists...and they are ugly. Having moved from the midwest, we know they are awful to see, but we are used to seeing them outside now. Unfortunately, there is no way to prevent our guests from seeing one of these occasionally indoors, as we treat for them often, and this causes them to come inside looking for shade and water as they die. That being said, we do not offer a refund to a guest who sees a palmetto bug in our units.

We strongly suggest purchasing private travel insurance as we do not offer refunds for trip interruptions or weather. Hurricane season runs from June 1-November 30 in NC, with most activity in September and October. If Wilmington evacuates before your stay begins, then we would certainly refund.

About the Area

Located in Wilmington, this vacation home is in the city center and near the beach. Battleship North Carolina and Wrightsville Beach Museum of History are cultural highlights, and some of the area's landmarks include Bellamy Mansion Museum and Burgwin-Wright House. Traveling with kids? Consider Jungle Rapids Family Fun Park and New Hanover County Arboretum. Be sure to check out the area's animals with activities such as game walks and birdwatching.

How to book the best Wilmington rental home experience:

When to go & When to book:

  • In the Carolina Beach area, The sooner you can book a rental home, the easier your search will be. The best properties are booked early. Reserving your rental property up to twelve months before your travel dates is recommended. Holiday gatherings are excellent times to plan and reserve your rental.
  • Summertime is the most expensive season in Wilmington. To find the best value, consider shifting your vacation dates to the Spring or Fall months. May, September, and October offer excellent weather, less crowded beaches, and reduced traffic. Many vacationers use this strategy to reserve larger homes, or to book an oceanfront vacation rental that would otherwise be unaffordable during the Summer.
  • Veterans and Active Duty Military members may qualify for special discounts. Be sure to ask your prospective property manager or host whether your group qualifies for a price reduction or discount.
  • Property management companies often offer their guests an option to purchase vacation insurance. Trip insurance, which usually will cost you between 1% - 5% of the base reservation price, offers visitors reimbursement of their vacation costs for missed vacation time as a result of medical-related emergencies or weather, as well as ensuing additional evacuation charges, such as an unexpected hotel stay or extra gas expenses. Trip insurance might be a a life-saver if the unforeseen happens. Ask your host for details.
  • Find a copy of your local Carolina Beach visitors guide when you arrive at the rental property. If your rental property doesn't have a copy, you can find them at local shops and fuel stations. In addition to great local stories, visitor guides have money saving offers on nearby tours, shops, and attractions.

  • First, have your group choose date ranges and a maximum budget.
  • Decide how many bedrooms and the configuration your family requires. Coastal Retreat, 9 Min to the Beach, 12 Min to Downtown Riverwalk has 3 bedrooms and 2 bathrooms. If you need a larger or smaller rental, use our rental home search.
  • Specific details about bedrooms and bed counts & types is almost always available online. If you don't see them listed, reach out to the host before you reserve your home. Remember that most listings specify the maximum guest capacity, which typically includes sofa beds. You'll need to work out which bed configuration is best for your family.
  • If your family is bringing pets, you'll need to find a pet-friendly vacation rental. Make sure to ask for specifics on breed, weight, and type restrictions. Be aware that some hosts charge pet deposits and fees.
  • Are you visiting for a single event or attraction? Use a map search to find nearby properties.
  • Suitable accessibility can make or ruin a vacation for guests that require the use of a wheelchair. .

More considerations for your visit:

  • Add the owner's contact info to your phone. Print and take a copy of arrival/departure procedures.
  • Ask questions. You may want instructions for a fireplace, elevator or kitchen appliance. Contact your owner. They are there to help! A brief telephone call prevents quite a few problems.
  • Protect the property owner (and your things!) by locking and securing the home when you are out, just like you would back home.
  • To ensure that no damages are attributed to your family's stay, make note of any problem areas during check in. text the property manager immediately to relay your findings. If there is a dispute about legal responsibility later, having the recorded issues and contact attempts will be very helpful.
  • Be respectful of your neighbors. Often, surrounding homes are occupied by permanent residents. Respecting noise limits and parking policies can make a stay significantly more pleasurable.
  • Don't forget to... Ask a local resident! Locals can usually help you find the best spots in town. Who better to ask where to find the fresh catch of the day, have a great night on the town, or the best spots for fine dining?
  • Just prior to departing, complete a walk-through to make sure you haven't forget any personal items. Re-check bathrooms, garages, and back yards for hidden items. Clean out the refrigerator and take any leftovers home.
  • Please make sure to walk through the rental a final time and scan for damage. We suggest walking through with the host whenever possible. If the manager is not available, remember to take video and pictures of the property to record its condition at check-out.
  • Did your group have a fantastic time? Many vacation rental websites make it easy for customers to provide reviews. If your property and/or property manager was great, they will likely appreciate your kind words. If anything was amiss and they failed to fix it within reason, or if the vacation rental wasn't described correctly, you'll want to make it a point as part of your feedback.
